CHANCELLOR INITIATED A CLASS ACTION LAWSUIT AGAINST A HOMEOWNERS ASSOCIATION AND A HOME DEVELOPER RELATING TO DEED RESTRICTIONS AND DEVELOPER OPERATIONS ON BEHALF OF CERTAIN DIRECTORS OF THE ASSOCIATION AND PROPERTY OWNERS.
Chancellor and his associates settled this matter as a class settlement during pending appeal related to Rule 42 class certification. This settlement included novel issues of real property and class action law, and Chancellor designed and established a curative trust to carry forward to purposes of the class settlement.

CHANCELLOR INITIATED PLAINTIFF'S PERSONAL INJURY ACTION AGAINST MIDSTREAM PIPELINE OPERATOR FOLLOWING A GAS EXPLOSION DURING PIPELINE WELDING FROM A BELL HOLE. PLAINTIFF WAS BURNED ALIVE FOR MANY MINUTES AND WAS SUBSEQUENTLY PLACED IN A MEDICAL COMA FOR MONTHS. DEFENDANTS SPOLIATED PHYSICAL AND ELECTRONIC EVIDENCE.
Chancellor and his associates obtained a strong settlement of this matter during a pending appeal concerning Insurance Code, Chapter 95.

CHANCELLOR ACTED AS DEFENSE COUNSEL FOR PROPERTY OWNER AND OCCUPANTS AGAINST POA, AND LATER AS PLAINTIFFS' CLASS ACTION COUNSEL AGAINST POA, THE MANAGEMENT COMPANY, CERTAIN DIRECTORS, AND CO-CONSPIRING POA COUNSEL.
Chancellor litigated solo against seven defendants and four opposing counsel through 2017 and 2018, all of which was resolved by settlement prior to appeal from final judgment. Chancellor's subsequent commentary to the legislature contributed to the amendments to the TCPA. Tex. Civ. Prac. & Rem. Code § 27.005. (“Ruling” under the “Citizens Participation Act”). CHANCELLOR ACTED AS LEAD AUTHOR OF PLEADINGS AND MOTIONS FOR THIS NOTORIOUS LAWSUIT WHEREIN PROPERTY OWNERS SURROUNDING LAKE CONROE SUED TO ENJOIN THE RIVER AUTHORITY AND HOUSTON FROM WASTING LAKE WATER.
This dispute was settled pending appeal, and resulted in defendants' agreement to reduce water releases by 2 BILLION gallons annually.
